Maharashtra property due diligence

Know before you book.

Pakka reads MahaRERA, municipal and court records for the project you’re considering, and shows every finding with its receipt.

Every claim, with its receipt.

Method

How Pakka reads a project

The same four steps for every project, so you can see how a conclusion was reached and check it yourself.

  1. 01

    Find the exact phase

We match your search to a MahaRERA registration. If two phases look alike, we ask you to pick; we never guess.

  2. 02

    Pull the public record

Registration, extensions, quarterly progress, CC/OC, orders and complaints, each stored with a content hash and retrieval date.

  3. 03

    Run explainable checks

Versioned rules compare facts across sources: does the CC cover floor 18? Do bookings add up? Has the deadline moved?

  4. 04

    Show every receipt

Each finding links to its source and quote. What we couldn’t verify is shown as “Not verified”, never as a pass or a fail.

What we check

The questions a careful buyer asks, answered with records

Pakka is built for the moment before you pay a token amount: at the site office, on your phone.

Explore the three demo projects
  • Is the MahaRERA registration active?

Status, lapses, abeyance and every extension of the completion date.

  • Is my floor covered by the CC and OC?

Certificates read by wing and floor range, never extrapolated.

  • Are there orders or complaints?

MahaRERA orders, complaints and court cases matched to the promoter.

  • How is the project actually selling?

Quarterly bookings, with the promoter’s own definition and data age.

What we will and won’t do

We will

  • Read public MahaRERA, municipal and court records and show where each fact came from.
  • Tell you exactly which wing and floors a CC or OC covers.
  • Point you to the official portal when a source needs a CAPTCHA or login, with the details pre-filled.

We won’t

  • Bypass CAPTCHAs, logins or paywalls on government sites.
  • Call a project “safe” or give legal advice.
  • Treat a missing record as a missing permission.

Documents you upload (agreements, allotment letters) are private by default and are only used to check your unit. Pakka is an information service, not a lawyer, architect, planning authority or auditor. Findings are automated readings of public records and documents you provide, current as of the retrieval dates shown. Absence of a record in the sources we can access does not mean a permission is missing. Consult a qualified advocate and architect before you pay.
